Inspections are where buyers fall in love with a home. You know your property better than anyone, which is a real advantage when you show it yourself.
Choose your times
Saturday mornings and a weekday evening suit most buyers. Add your inspection times to your listing so they appear on the portals, and offer private inspections by appointment for buyers who can't make it.
Prepare the property
- Declutter benchtops and remove personal items.
- Open curtains, turn on lights and air out the house.
- Fix small things buyers notice: dripping taps, sticking doors, blown bulbs.
- Tidy the entry, the lawn and the letterbox: first impressions start at the street.
On the day
Greet each buyer, ask them to sign in with a name and phone number, and let them look around without pressure. Have a one-page summary ready with the key facts, rates and strata levies if relevant, and how to get the contract of sale.
Stay safe
- Have a friend or family member with you, especially for private appointments.
- Lock away valuables, keys, medication and documents.
- Keep a record of everyone who visits.
- Never accept a deposit in cash or share your bank details by email: deposits go through your conveyancer or solicitor's trust account.
Follow up
Call or email interested buyers within a day. Ask what they thought and whether anything is stopping them making an offer. Their feedback is the best guide to whether your price is right.
