Selling privately in the Illawarra
Wollongong, Shellharbour and Kiama: what homes typically sell for, when to open for inspection, and the mistakes local owners most often make.

- The Illawarra's median dwelling value is a little over $1 million, and after a strong 2025 the market has cooled. Cotality expects values may ease by 5 to 10 per cent, so price against sales from the last three to six months, not last year's peak.
- Prices move a lot street to street: ocean or escarpment views, flat land, school zones and walking distance to the train station can add or take off well over $100,000.
- New estates (Tullimbar, Calderwood, West Dapto) compete with builders' house-and-land packages, so a fair price and good presentation matter even more there.
Ranges are rounded and drawn from published 2026 medians (Cotality, Microburbs, OnTheHouse, OpenAgent and PRD) and from Adeles Real Estate's sales shown on SellPrivate. They are a starting point only: for your property, look at recent comparable sales or book a strategy session.
Open homes
Best inspection times
- Saturday between 9am and 1pm is when most Illawarra buyers look, including Sydney buyers who drive down for the day. Hold 30-minute opens.
- Open on your first two Saturdays. Most enquiries arrive in the first fortnight on the portals, so be ready from day one.
- Slot in around nearby agents' opens. Buyers do loops of a suburb on Saturday; 10:00 or 11:15 next to other opens catches the same people. Check realestate.com.au for times.
- Add a weekday twilight (Wednesday or Thursday, about 5:30pm in daylight saving, 4:30pm in winter) for buyers who commute or work shifts at the hospital, the uni or the port.
- Show views in their best light. East-facing ocean outlooks look best in the morning; escarpment views and west-facing yards in the late afternoon.
- Keep family homes clear of school pick-up (about 2:45 to 3:30pm on weekdays), when parents can't come and streets are busy.
- Offer private inspections by appointment for anyone who can't make your open home, and reply to every request the same day.
Avoid these
What owners often get wrong
- Pricing off a neighbour's best sale or the 2025 peak. Buyers compare with what sold recently. Overpriced homes sit, and a stale listing ends up selling for less.
- No price guide. "Contact owner" cuts enquiries: buyers filter by price on the portals. Give a genuine guide.
- Advertising before the contract is ready. In NSW the seller must attach the required documents (such as the zoning certificate and title search) before a buyer signs, and serious buyers ask for the contract at the first inspection. Have your conveyancer prepare it before you list.
- Not knowing your local checks. Buyers and their lenders look for flood risk near Lake Illawarra and the creeks, bushfire-prone land along the escarpment, and mine subsidence districts in parts of Wollongong. These show on the zoning certificate; know the answers before buyers ask.
- Holding the deposit yourself. The deposit (usually 10 per cent, sometimes 5) should go into your conveyancer's or solicitor's trust account, never to you directly.
- Forgetting the cooling-off period. In NSW buyers have five business days after exchange to change their mind (forfeiting 0.25 per cent of the price) unless they waive it. Allow for it in your plans.
- Slow replies and verbal offers. Answer enquiries within a couple of hours, ask for offers in writing, and check the buyer's finance and conditions before you accept.
General information only, not legal or financial advice. Your conveyancer or solicitor can confirm the rules for your sale.
